Product Description
FOX MULTISEAL® FS488 is a cement and polymer dispersion-based, two-component, fully flexible waterproofing material with crack-bridging capability at low temperatures (-5°C), resistant to chlorinated water, designed for all types of reinforced concrete surfaces and cement-based renders, applicable from both negative and positive directions. It complies with TS EN 14891:2017 (liquid-applied waterproofing products for use beneath ceramic tiling bonded with adhesives in wet internal areas, CMO1P conditions) and TS EN 1504-2 (protection of concrete structures, conditions 2.2, 8.2). When applied at 2 mm dry film thickness, it provides crack-bridging capacity of up to 0.75 mm, and up to 1.20 mm when reinforced with waterproofing mesh. It provides resistance against 1 bar negative and 7 bar positive water pressure.
Key Benefits
- Provides a wide range of applications thanks to the ability to apply from both negative and positive directions (1 bar negative – 7 bar positive).
- Maintains its flexibility and crack-bridging performance at low temperatures (-5°C).
- Easily meets project specifications thanks to TS EN 14891:2017 and TS EN 1504-2 certification.
- Offers uninterrupted application on large surfaces with a long pot life (~45 minutes).
- Allows the surface to breathe thanks to water vapour and air permeability; resistant to freeze-thaw cycles.
- Forms a permanent, deformation-free waterproof layer beneath screeds and tiles thanks to high adhesion performance and flexibility.
Advantages
- Easy to prepare and apply.
- Long working time.
- Effective from both negative and positive directions (1 bar negative – 7 bar positive).
- Maintains flexibility even at low temperatures (-5°C).
- Excellent adhesion properties; works in harmony with the substrate.
- Permeable to water vapour and air.
- Resistant to freeze-thaw effects.
- Does not shrink or crack.
- Forms an excellent waterproof layer beneath screeds and tiles without being affected by deformation, thanks to high adhesion performance and flexibility.
- Bridges cracks up to 0.75 mm when applied at 2 mm thickness, and up to 1.20 mm when reinforced with waterproofing mesh.
- Suitable for light pedestrian traffic.
- High resistance to carbon dioxide ions.
Usage Areas
- In interior and exterior applications, horizontal and vertical, from both negative and positive directions where water is present
- In swimming pools
- Under coverings on terraces
- In water tanks
- In soft water tanks used in the textile industry and hotels (pH 3–7)
- In elevator pits
- In wet areas such as bathrooms, balconies, and kitchens
- In hydroelectric power plants
- In fish farming pools
- In spaces such as Turkish baths, saunas, and thermal spas
- In basement retaining walls
- In drinking water tanks
Application Steps
- 1
Surface Preparation
The surface to be applied must be sound and free from all types of oil, grease, rust, paraffin, paint, and bitumen residues that would prevent adhesion, and all loose particles must be removed. Iron and wooden plugs on the surface must be removed, and any active water leaks must be plugged with FOX PLUG FC340. Existing voids, uneven surfaces, and corner edges (chamfering of at least 4 cm) must be repaired with FOX MORTAR FC188 T repair mortar. The surface must be dampened before application. In airy or hot environments, water equivalent to 10% of component B may be added to the mixed material for the first coat only.
- 2
Mixing
Half of FOX MULTISEAL® FS488 component B is poured into a clean mixing container. Component A is slowly added while mixing with an electric mixer at 400–600 rpm for 2–3 minutes. The mixture, which reaches a paste consistency, is left to mature for 3–5 minutes, then the remaining component B is added and mixed for a further 1–2 minutes. Mixing ratio: 25 kg component A + 10 kg component B.
- 3
Application
The prepared mixture is applied with a waterproofing brush in two or three coats to form a minimum 2 mm dry film. The direction of brush application must be perpendicular between each coat. The waiting time between coats varies according to ambient conditions. Depending on the location and size of the application, alkali-resistant non-woven mesh should be used. Depending on the covering material and area of use, it is recommended to use a flexible FOX brand tile adhesive with C2ES1/C2TES1/C2TES2 properties in accordance with EN 12004-1 standard.

Cleaning of Application Tools
Tools and equipment used after application must be cleaned immediately with water. Once FOX MULTISEAL® FS488 has hardened, it can only be removed from the surface mechanically.
Application should not be carried out if the ambient and surface temperature is below +5°C or above +30°C; appropriate temperatures must be awaited. Application should also not be carried out in excessively hot, rainy, or windy weather.
For exterior surface applications, the surface must be protected from sunlight, wind, rain, or frost for the first 24 hours.
The wet film thickness per coat must not exceed 1.30 mm.
The ambient and substrate temperature must not fall below the permitted minimum temperature for the material to complete its curing.
FOX MULTISEAL® FS488 applied at +23°C gains mechanical strength after 3 days, becomes waterproof after 7 days, and reaches its final strength after 28 days.
The working and reaction times of cement and acrylic-based systems are affected by ambient and substrate temperature and relative humidity. Reaction slows at low temperatures; high temperatures accelerate the reaction.
Areas that need to be walked on should be covered with screed containing FOX BINDER FM125 additive.
For covering with ceramic, marble, or similar products, the use of INNO-FIX series tile adhesives is recommended.
FOX MULTISEAL® FS488 component B freezes at temperatures below 0°C. The product should be stored between +5°C and +30°C, away from direct sunlight, at room temperature. Shelf life is 12 months from the date of manufacture.
Opened packaging should be tightly resealed and stored under appropriate conditions, and used within one week.
Work clothing, protective gloves, goggles, and a mask must be worn during application. Contact with skin and eyes must be avoided; in case of contact, wash thoroughly with plenty of water and soap. In case of ingestion, seek medical attention immediately.
It is dangerous to approach storage and application areas with open flames; areas must be ventilated. Store out of reach of children.
The technical values above are given for +23°C and 50% relative humidity conditions. Higher temperatures shorten the time; lower temperatures extend it.
